Overview
The Manager, Engineering is responsible for supporting the operation and physical condition of a national retail portfolio consisting primarily of single-tenant net lease properties. The Manager, Engineering oversees vendor performance, reviews engineering and property condition reports, manages vacant asset maintenance programs, and provides technical support for acquisitions, dispositions, tenant construction, and capital planning initiatives.
This position is primarily office-based and relies heavily on remote oversight and coordination of vendors, consultants, contractors, and tenants across a geographically diverse portfolio. The Manager, Engineering serves as a trusted technical advisor to Property Management, Asset Management, and Leasing teams, providing engineering guidance, risk assessments, and recommendations to support informed decision-making and long-term asset preservation strategies.
The Manager, Engineering serves as the primary facilities and engineering resource for the portfolio and works closely with Property Management, Asset Management, Leasing, and third-party consultants to protect and preserve asset value. The focus of the position is vendor management, project coordination, facilities oversight, engineering review, and vacant asset management rather than direct operation of building systems or supervision of engineering personnel. The Manager, Engineering must exhibit outstanding client service and professionalism in all interactions with tenants, vendors, consultants, and company personnel. Teamwork and collaboration are critical to this position's success.
Responsibilities
- Oversee the coordination of third-party service providers, including solicitation of bids, contract recommendations, and monitoring of vendor performance and quality control.
- Review and evaluate property condition assessments, engineering reports, inspection findings, repair proposals, and project recommendations to identify risks, develop mitigation strategies, and provide recommendations regarding asset preservation and ownership objectives.
- Serve as the engineering and facilities management subject matter expert for the retail portfolio, providing technical guidance and recommendations related to property operations, maintenance, repair strategies, and capital planning initiatives.
- Partner with Property Management and Asset Management teams to support decision-making through engineering analysis, technical reviews, and facility-related recommendations.
- Oversee the execution of maintenance, repair, and capital improvement projects by monitoring project progress, schedules, budgets, and quality of work performed by third-party vendors and consultants.
- Review project documentation, contract changes, and associated costs to help ensure alignment with approved scopes of work, budgets, and ownership objectives.
- Manage maintenance, life safety, and asset preservation programs for vacant properties.
- Review tenant construction drawings, site plans, and engineering submissions to ensure compliance with landlord requirements and lease obligations.
- Assist with due diligence activities for acquisitions and dispositions, including review of property condition reports, scopes of work, and repair recommendations.
- Develop scopes of work and obtain competitive pricing for maintenance, repair, and capital improvement projects.
- Coordinate roof, pavement, building envelope, environmental, and other property-related projects through qualified vendors and consultants.
- Support annual operating and capital budget processes by providing facility-related recommendations and project cost estimates.
- Review matters related to easements, condemnations, utility projects, and other initiatives impacting portfolio assets.
- Perform site visits as needed to assess property conditions, support due diligence activities, review projects, and evaluate maintenance requirements.
- Maintain accurate project, vendor, and property documentation utilizing company systems and processes.
- Work collaboratively with Property Management and other internal departments to address facilities-related issues and support portfolio objectives.
Qualifications
- Bachelor's degree in Engineering, Facilities Management, Construction Management, Real Estate, or related field preferred.
- Minimum 7-10 years of experience in commercial real estate, facilities management, property engineering, construction management, or related field.
- Applicable military experience or other related facilities and operations experience will be considered.
- Experience managing third-party vendors, consultants, and service providers across multiple properties and geographic regions.
- Working knowledge of building systems, roofing systems, pavement systems, building envelope components, life safety systems, and general property operations.
- Experience reviewing construction drawings, engineering reports, property condition assessments, and scopes of work.
- Project management experience related to maintenance, repair, and capital improvement initiatives.
- Ability to analyze repair recommendations, prepare project budgets, and evaluate vendor proposals.
- Proficiency with Microsoft Word, Excel, Outlook, and OneNote is required.
- Ability to present complex data to facilitate analysis and decision-making.
- Ability to work in a fast-paced environment, manage multiple priorities, and meet deadlines.
- Must be team-oriented, detail-oriented, and a problem solver.
- Strong verbal and written communication skills.
- Professional certifications such as CPM, RPA, FMA, FMP, CFM, or similar are a plus.
- Must have a valid driver's license.
- Position will require occasional travel.
- If, at any time, security clearance is required for your job (e.g., you are assigned to work at a property leased by the Federal government), being awarded such clearance will be a condition of your employment.
